Linda, I don't know. I don't think there would be a problem but it might depend on how you held title. That is a question for a real estate attorney, tax accountant or estate planner. I just don't know the answer to that question.

If me and my husband buy property in Arizona with cash and if I die there (the property then transfers to my spouse) are we subject to what they call U.S. Estate Tax Issue. Is there anything in the Arizona State Laws that say they can take over some of my assets in Canada?

Hi John,

Many thanks for your website. I have a few questions:
-Are there any special restrictions in Scottsdale in regards to adding a pool to home?
-What is the procedure in bidding on foreclosed homes and how do we find out about auctions without subscribing to the expensive online services?
Thanks!

Hello,
What areas do you recommend for a winter home that would sit empty most of the time and have possible weekly rental income?
Thanks, Kelly

Unfortunately, I don't know the rules and regs in Alberta.

Here homes are frequently bought by an Arizona LLC (Limited Liability Company).

The biggest question I have is about financing. It is often more difficult for an LLC to get a mortgage than for the individuals who make up the LLC. Perhaps it the same there.

If you are paying cash (perhaps from home equity lines of credit on your Alberta properties) then financing is not an issue.

You should speak to your accountant or tax adviser in Alberta to get some expert advice.

Me and some other friends are looking to buy a vacation property together. We have been told to set up an Alberta limited company and buy the property through the limited companies name. We would then act as directors of the firm. Do you know any facts regarding this issue and perhaps pros and cons?
